Vintage 1945 Chicago Stagebill Mae West in "Catherine Was Great" and insert

I am selling this 1945 Chicago Stagebill with Mae West on the cover "as found"
from a sale.
Please review all pictures closely.  (Pictures are part of the items' description).  I am not a collector so I don't know what collectors look for but I will note what I see in regards to it.   There is wear to the edges and corners of the brochure.  The spine seems to be in good shape.  There is some spotting on the front and back covers as well as light staining throughout.  I have taken pictures of all the pages in the stagebill.  It looks to me like some of the pages have darkened with age.  There is writing in pencil on the Studebaker theater page (3-25-w) that may come out but I didn't try as I didn't want to ruin the paper.  There is a bend in the upper corner of the last two pages.  There was also an insert in the stagebill that I have shown in the second and third pages.
